What a residential valuation actually establishes

A residential valuation is a written opinion of market value — the price the property would reasonably achieve in an open sale between a willing buyer and a willing seller, neither under pressure. That definition matters, because it is the same one a bank, a court and the ATO apply.

The figure comes from evidence rather than opinion. A valuer inspects and measures the property, assesses its condition and improvements, identifies the planning controls that apply, then tests the value against verified comparable sales and adjusts for the differences between them.

What we look at during the inspection

The inspection of a standard home takes roughly 30 to 45 minutes. We are not looking for defects the way a building inspector would — we are assessing everything that bears on what a buyer would pay.

  • Land size, shape, frontage, orientation and any easements
  • Dwelling size, layout, number and configuration of rooms
  • Condition, age and standard of finish, and the quality of any renovation
  • Improvements: garaging, outbuildings, pool, landscaping
  • Planning and heritage overlays, and any development potential in the block
  • Position: aspect, outlook, noise, and the immediate streetscape

Apartments and units are a different market

Comparing an apartment against houses in the same postcode produces a meaningless number, which is one of the most common failures in automated estimates. Strata property is valued against its own market: the building, the floor, aspect and outlook, the size and usability of outdoor space, car parking and storage, and the owners corporation fees and any known building issues.

Where a building has a small number of sales, the search widens to comparable buildings of similar age, construction and location — and the report says so.

What to have ready

None of these are essential, but each one improves the accuracy of the result and can shorten the turnaround: the council rates notice, a floor plan or plan of subdivision, details and costs of any renovation work with permits where relevant, the contract of sale if there is one, and the lease agreement for a tenanted property.
