What independence actually means

We don't sell property and we take no commission on any transaction. That matters more than it sounds. An agent's estimate is shaped by the job of winning a listing; a lender's valuation is shaped by what the bank could recover in a forced sale. Neither is dishonest, but both have an interest in the number.

We have one product: a defensible assessment of market value, evidenced and signed. If the figure is inconvenient, it is still the figure. That is precisely why banks, courts, the ATO and the State Revenue Office will act on it.

Accreditation, and why it is the thing to check

Asset Valuations Group is fully licensed and registered in both Australia and New Zealand, and we are accredited members of the Australian Property Institute and the Property Institute of New Zealand. Our reports are prepared in compliance with API and International Valuation Standards.

This is not a formality. For related party transfers, for instance, the Victorian State Revenue Office specifies a valuation from a Certified Practising Valuer who is an API member. If you are commissioning a valuation for anything official, the accreditation of the person signing it is the first thing to verify — with us or anyone else.

How we work

Every engagement starts the same way: you tell us the address and what the report is for, and we tell you which valuation type actually suits and what it will cost. Standard property valuations are typically completed within three to five business days, and expedited service is available when a deadline requires it. If you or your solicitor need the reasoning explained, you can speak to the person who prepared it.
